Pre-Construction & Material Ordering

Here's where most renovation timelines go off the rails: a contractor tears out your kitchen, then orders the cabinets. Now you're washing dishes in the bathroom sink for six weeks while you wait. We do it differently — everything is ordered before demolition begins. Cabinets are in the warehouse. Tile is on the pallet. Fixtures are in boxes. What Homeowners Ask Us

Do I need to be home during the renovation?

Not necessarily. Many clients go to work while we're on-site. We'll coordinate access (lockbox, garage code, etc.) and send you updates throughout the day. We just need you reachable by phone for any decisions that come up.

How do you handle dust and disruption?

We seal off the work area with plastic containment, cover floors with rosin paper and drop cloths, and run HEPA air scrubbers during dusty phases. We clean at the end of every day — not just a sweep, but a real cleanup. Most clients tell us it's far less disruptive than they expected.

What if I want to change something mid-project?

It happens more often than you'd think — and it's usually fine. We'll price the change, present it to you in writing, and adjust the timeline if needed. Nothing proceeds until you approve. We just ask that you tell us as early as possible so we can adjust material orders.

Do you handle permits and inspections?

Yes. We pull all required permits, schedule inspections, and make sure everything passes. Building codes exist for your safety — we don't cut corners on compliance.

How do payments work?

We never ask for full payment upfront. Our payment schedule is tied to project milestones — a deposit to secure your start date, then progress payments as major phases complete. Final payment is due only after the final walkthrough, when you've signed off.
